Closing Chapters Podcast Episode 26: The Dangerous Assumption Behind “It Appraised

Let’s talk about something I see way too often in real estate…
“If it appraised, we’re good.”
🚩 Nope. Not even close.
This mindset is one of the biggest (and most dangerous) assumptions buyers, sellers, and even agents make, and it can lead to costly mistakes or, worse, unsafe homes.
🏡 Here’s the truth:
An appraisal is about value and loan approval.
An inspection is about safety and condition.
Those are NOT the same thing.
Just because a home appraises doesn’t mean:

The electrical is safe
-
The plumbing isn’t failing
-
There aren’t major issues hiding under the surface
And yet… I’m seeing deals where repair negotiations are being shut down just because “the appraisal came back clean.”
That’s a problem.
💡 What this means for you:
If you’re a buyer

Don’t ignore red flags just because the loan is approved

You still have the right to ask for repairs that matter
If you’re a seller

Doing the right thing builds trust (and smoother closings)

Small fixes can go a long way in keeping a deal together
If you’re an agent

Your job isn’t to simplify - it’s to educate

Help your clients make informed decisions, not convenient ones
⚖️ A better way to approach it:
Instead of asking:
“Did it appraise?”
Ask:
“Is this home actually safe and worth moving forward with?”
Because those are two very different answers.
🎯 Real talk:
Not every repair request needs to be a battle.
Sometimes it’s about prioritizing what actually matters…
And sometimes it’s about doing the right thing even when you don’t have to.
These are the moments that define the experience people have with real estate and with us as professionals.
